The Naples area housing market posted one of its strongest June performances in five years, with closed sales up 16.5% to 881 transactions and pending sales up 14.9% year-over-year according to NABOR®. Inventory dropped 23.4% to 4,741 available homes, cutting months of supply from 9.7 to 6.3.
The median closed price rose 3.8% to $595,000 in June 2026. Condo sales surged 27.7% with year-to-date pending sales up 48%, signaling a strong recovery following Florida's 2024 condo reform legislation that rebuilt buyer confidence.
Park Shore and The Moorings remain two of Naples' most resilient luxury markets. During the 2026 peak season (January–May), beachfront condo transactions surged 74.2% to 162 closed sales. The Regent recorded a record-setting $26 million penthouse closing, while Le Rivage and Le Parc each saw $10M+ transactions.
Days on market averaged 95 days in 2025, reflecting a market giving buyers more time for thoughtful decisions. Sellers received an average of 94.2% of list price. Buildings like The Regent, Enclave, Le Parc, Le Rivage, and Le Jardin continue to command premium multi-million dollar sales in the ultra-luxury tier.
