The One Thing Most Buyers Never Look At
When most people walk into a home, they immediately notice the kitchen. The bathrooms. The finishes. The price.
Those things matter. Of course they do.
But before I get excited about any property, I look at something completely different.
The history of the neighborhood.
Why Neighborhood History Matters
Why? Because no one can predict the future. Not me. Not anyone.
But we can learn from the past.
Understanding how a neighborhood has performed through different market cycles gives us valuable context before making one of the biggest financial decisions of our lives. It tells us whether a community holds its value, how it recovers from downturns, and whether today's price represents opportunity or risk.
Real Estate Moves in Cycles
Take Park Shore, for example.
If you look at the average sales price of one-bedroom condos over the last 10+ years, you'll notice something immediately: the market has gone up, and it's gone down.
That's what real estate does. It moves in cycles.
The data from the Naples Area Board of REALTORS shows clear patterns — steady growth through the mid-2010s, a dramatic spike during 2021-2022, and a correction back toward more sustainable levels. Understanding these patterns is essential for making informed buying decisions.
A Real Example: Park Shore One-Bedroom Condos
Let me make this real.
One of my current listings is a renovated one-bedroom condo in Park Shore, listed for $298,000.
During the peak of the market, a one-bedroom condo in this same community sold for $429,000.
That's a difference of $131,000.
Does that mean this condo will ever be worth $429,000 again? No one knows what the market will do next. That's not the point.
The point is understanding where the market has been so you can better understand where it is today.
The Right Question to Ask
Instead of asking "Will this property go up in value?" — which no one can honestly answer — try asking:
"Given today's market, am I paying a fair price for this property?"
That's a much better question. And it's one I can help you answer with data, not speculation.
My Approach: Analyzing Neighborhoods, Not Just Homes
That's why I don't just analyze homes. I analyze neighborhoods.
Because the house tells part of the story. The market tells the rest.
When I recommend a property to a client, I've already studied:
- How the building and neighborhood have performed through past market cycles
- Where current pricing sits relative to historical highs and lows
- What the inventory and demand trends suggest about the near-term market
- Whether the asking price represents fair value given comparable sales data
This is the kind of analysis that protects my clients from overpaying — and helps them recognize genuine opportunity when it appears.
